Getting your deposit back

Handing over a flat in Germany

Most German leases say the flat must be returned empty and broom-clean (besenrein). At the handover, the landlord inspects the flat with you and records its condition in a handover protocol (Übergabeprotokoll). Anything left behind can be cleared at your cost and deducted from your deposit (Kaution).

Check your lease for what else is required – for example, whether you must repaint or remove fittings you installed. Our clearance covers the empty, broom-clean part. Book it a few days before the handover so there is time to spare.

Clearance costs can often be claimed on your German tax return as household-related services (§ 35a EStG). Pay by bank transfer and keep the invoice.

FAQ

Questions about house clearance in Cologne

How much does a house clearance in Cologne cost?

Guide prices: a cellar from €249, an attic from €290, a garage from €350, a 1-room flat from €590 and a house from €2,500. The exact price depends on volume, floor and access. Send photos and you get a written fixed price, usually within 2 hours.

Do you speak English?

Yes. Hasan Wasim, the owner, speaks fluent English. You can arrange everything with him by WhatsApp, phone or email.

What does broom-clean (besenrein) mean?

The rooms are completely empty and swept – no furniture, no rubbish, no loose items. This is what most German landlords expect at the handover. A deep clean is not included but can be added on request for an extra charge.

Can valuable items reduce the price?

Yes. Furniture, electrical appliances and metal that can still be used or sold are credited against the price (Wertanrechnung). This is shown in your quote.

I am leaving Germany – can you clear my flat after I have gone?

Yes. We can collect the key, clear the flat, send you photos of the result and hand the key to your landlord with your written authorisation.

What is the difference to the city's bulky waste collection?

The city's waste service (AWB) collects up to 3 m³ of bulky waste free of charge, but you have to carry everything to the street yourself and usually wait around three weeks. We take everything out of the flat, from any floor, often within a few days.

Do you clear flats after a death in the family?

Yes, respectfully and discreetly. We keep documents, photos and personal items aside and hand them to the family. Relatives living abroad can arrange everything remotely in English.

Do I have to pay in advance?

No. There is no prepayment – you pay only after the handover. Travel within Cologne is free of charge.

Do you collect single items like a sofa or mattress?

Yes. Send a photo and you get a fixed price for collection and disposal. For a few items this is usually cheaper than a full clearance.

Send photos on WhatsApp – fixed price usually within 2 hours.
